Alternative Financing and Organisational Survival of Real Estate Firms in Rivers State

ABSTRACT

This study investigated the relationship between alternative financing and organizational survival among real estate firms in Rivers State, Nigeria, focusing on the moderating role of technology. Alternative financing, characterized by debt financing, equity financing, and crowdfunding, serves as the independent variable, while the dependent variable is organizational survival, measured through customer satisfaction and adaptability. Technology is examined as a moderating variable that influences this relationship.

The population of the study comprises real estate firms in Rivers State, with data collected through stratified random sampling to ensure representation across various firm sizes and operational scopes. A structured questionnaire was utilized for primary data collection, while secondary data from industry reports supplemented the analysis. Hypotheses were tested using multiple regression and moderation analysis.

Key findings revealed significant relationships between the dimensions of alternative financing and organizational survival. Debt financing positively influences customer satisfaction by enabling timely project execution, though excessive reliance increases financial strain. Equity financing significantly enhances adaptability, allowing firms to pursue innovative projects without repayment pressures. Crowdfunding emerges as a democratized funding approach, fostering financial flexibility and customer-centric project designs. Technology moderates these relationships by enhancing transparency, efficiency, and scalability, thereby amplifying the benefits of alternative financing mechanisms.
