ABSTRACT

The study examined the nexus between strategic orientation (dimensions by market orientation and learning orientation) and organisational performance (measured by operational performance and financial performance) of real estate firms in Rivers State. The resource-based view and institutional theory serve as the theoretical bedrock upon which this research is built, while the underlying philosophy is positivism. The cross-sectional survey research design was adopted and questionnaire was the instrument for data collection. The elements of the accessible population are the 650 middle and top level managers of all the 87 real estate firms registered with the Nigerian Institution of Estate Surveyors and Valuers and located in Rivers State. The Krejcie and Morgan’s table was utilized to determine a sample size of 242 respondents, and the simple random sampling was adopted with the aid of random numbers. The study adopted the partial least square-structural equation modelling to test the hypotheses at 0.05 significance level. The study concludes that adoption of the strategic orientation features such as market orientation and learning orientation will boost the proxies of organisational performance such as operational performance and financial performance. As such, it is recommended that managers of Real Estate firms should adopt methods of enhancing market orientation by ensuring commitment to the continuous creation of superior value for customers, and the provision of goods and services that are of high quality to the customer to boost a greater satisfaction compared with key competitors. Moreso, management of Real Estate firms should improve learning orientation indices by carefully planning out learning goals, strategies, and expected outcomes before doing a learning task, continually assessing progress, and determining how to improve learning abilities, so as to increase operational performance.
